Subdivision

From a backyard split to a multi-lot development.

Subdivision succeeds or stalls on the details. We manage the survey and certification process end to end: feasibility, design input, consent, s223 and s224(c), and LINZ lodgement, so your titles are issued without avoidable delay.

01Start here

Can you subdivide? Find out first.

Before you commit, ask us for a brief feasibility study of your property. We prepare a report outlining the relevant issues and constraints, including zoning, access to services and existing infrastructure, so you can make an informed decision.

Subdivision can add significant value, create flexibility in how land is used and help meet Auckland’s housing demand. The right advice at the start keeps it that way.

02The process

How a standard subdivision runs

  1. 01

    Feasibility

We assess zoning, servicing, environmental factors and existing infrastructure.

  2. 02

    Topographic survey

Existing boundaries, encumbrances, easements and site levels are captured.

  3. 03

    Boundary survey

Precise property lines are confirmed so the scheme is built on certainty.

  4. 04

    Scheme design

With you and your architect we prepare the preliminary layout of lots, access and easements.

  5. 05

    Resource consent

Surveyor, planner and engineer reports are lodged with council for approval.

  6. 06

    Land transfer plan

We prepare the final plan with legal descriptions and easements for s223 approval.

  7. 07

    Titles issued

The plan is lodged with LINZ; your solicitor completes the dealings and new titles issue.

03What we manage

More than pegging boundaries

Liaison

Council navigation

We deal directly with Auckland Council, Watercare and Healthy Waters, resolving queries before they cause hold-ups.

Compliance

Risk management

Key compliance items such as roof framing, HIRB, detention tanks and accessways are checked early so problems are caught before sign-off.

s224(c)

End-to-end delivery

From boundary pegging through s224(c) certification and LINZ lodgement, we keep the project moving.
