Topographic survey

Every level, contour and feature, before design begins.

A topographic survey maps your site so architects, engineers and council work from the same accurate picture. We deliver consent-ready plans in PDF and DWG, with 3D models where required.

01Why it matters

Accurate data means confident design.

Every successful development starts with a clear understanding of the site. A detailed topographic survey gives your design team reliable data for drainage, building placement, road layout and flood-risk management.

Skipping this step leads to costly redesigns and delays. Even small level differences can change what is feasible on a site, so accuracy matters from day one.

02What we capture

Features covered in our surveys

We tailor each survey to the requirements of private owners, contractors, architects and engineers, including additional requests.

  1. A01Land contours and spot levels
  2. A02Boundary walls and fence lines
  3. A03Buildings, sheds and garages
  4. A04Concrete, paving, seal and decking
  5. A05Spot roof heights relative to neighbouring boundaries
  6. A06Street fixtures: signs, benches, traffic lights
  7. A07Accessible drainage and services
  8. A08Streams, ponds and water bodies
  9. A09Trees, gardens and vegetation

04When it is needed

When a topographic survey is required

  • Before any construction or development project
  • When building a new structure that needs council approval
  • When designing infrastructure such as roads, bridges and utility networks
  • For flood-risk mapping and mitigation design
  • When identifying boundaries for subdivision, buying or selling
  • For planning neighbourhoods, parks and public spaces

05How we measure

GNSS and total station, processed into usable plans.

GNSS uses signals from orbiting satellites to fix 3D positions. Our survey-grade Leica GNSS systems use four satellite constellations for fast, reliable capture. A total station records precise measurements across the site, and every point is given a coordinate.

That data becomes contours, linework and symbols on a site plan, plus drawings, 3D point clouds, photographs and attributes, depending on what your project needs.

06Pricing

What a topographic survey costs

$1,300–$2,500+ GST

Most residential sites in Auckland fall within this range. Cost depends on site size, slope and vegetation; larger or complex sites are priced individually.
